Full Management Cost
– Initial set up cost £150.00.
– monthly cost – 10% of rental income (Fees are plus VAT, current rate of 20%)
To view the property and advise with regard to maximum rental achievable.
To advertise and market the property on our website and property portals, facebook and twitter, send details to tenants and local companies registered with ourselves and erect a ‘to let’ board if appropriate.
To accompany all viewings to include a meeting between the prospective tenants and Landlords if required.
Obtain references using a professional referencing company, Rent4Sure. References to include credit check, employers references, previous – current landlord – letting agents reference and character reference. Guarantors reference to be completed as required, guarantors references as above.
To carry out a ‘Right to Rent Check’ which is completed by Rent4Sure alongside the references.
Drawing up and preparing the required Assured Shorthold Tenancy Agreement.
Collection and protection of the security deposit within a government registered scheme to include providing the tenants with the required prescribed information.
To collect monthly rental income, transfer rental income into Landlords account within 5 working days and provide a monthly rental statement in pdf or paper format.
To inform the relevant utility companies and council tax office of the change of occupants along with meter readings where applicable.
To carry out quarterly inspections of the property to assess its general condition and assess any maintenance issues. *
Manage routine maintenance repairs to include emergencies.
To provide Landlord with copies of invoices for works carried out my approved maintenance contractors to ensure transparency. **
To provide a 24-hour emergency contact number for tenants.
To retain keys throughout the duration of the Tenancy.
Automatic re-let service. Administration fees of £100.00 to cover tenant check compliance. Inventory check in, check out fees and protection of deposit at a rate £45.00 per task.
* In the unlikely event that legal action is required to obtain vacant possession of a property legal costs are to be paid by the Landlord.
** Quarterly inspections along with a standard two page report is included within the full management package and details the information needed to ensure the tenants are complying with the terms of the Tenancy and note any general maintenance items. A more detailed report to include photos and or contractors report/s is available upon request at a additional cost of £45.
*** Routine maintenance items are carried out at no additional cost. Refurbishments to include complete redecoration, carpet replacement, kitchen or bathroom replacements are charged at 10% of the cost of the works. Our fees are of course entirely transparent and copies of all invoices settled are supplied.
