To view the property and advise with regard to maximum rental achievable.
To advertise and market the property on our website and property portals, facebook and twitter, send details to tenants and local companies registered with ourselves, and erect a ‘to let’ board if appropriate.
To accompany all viewings to include a meeting between the prospective tenants and Landlord.
Obtain references using a professional referencing company, Rent4Sure. References to include credit check, employers references, previous – current landlord – letting agents reference and character reference. Guarantors reference to be completed as required, guarantors references as above.
To carry out a ‘Right to Rent Check’ which is completed by Rent4Sure alongside the references.
Drawing up and preparing the required Assured Shorthold Tenancy Agreement. *
To collect the deposit** and first months rental and transfer the balance of the first months rental into the Landlords account within 5 working days.
To set up the standing order between the tenant and Landlord for future rental payments.
To meet the tenants and Landlord at the move in to complete the handover.
To inform the relevant utility companies and council tax office of the change of occupants along with meter readings where applicable.
To offer the services of the Total Letting Maintenance team and 24/7 emergency cover on a pay as you use basis subject to a minimum administration charge of £25.00 plus 10% of the contractors invoice. ***
To retain keys throughout the duration of the Tenancy.
We strongly recommend that a detailed inventory and schedule of condition be created prior to the commencement of any Tenancy. This document would form the basis of the assessment of
the condition property at the commencement and termination of the Tenancy and would be vital in any dispute process. We are happy to obtain the tenants signature on a document created by the Landlord at no additional cost.
Total Letting will produce an inventory and schedule of condition upon request at an additional fee of between £75.00 and £125.00 depending on the property.
* In the unlikely event that legal action is required to obtain vacant possession of a property legal costs are to be paid by the Landlord.
**The deposit will be transferred to the Landlord for registration, subject to written confirmation from the Landlord confirming that they will adhere to the current legislation.
Total Letting will protect the security deposit within a government registered scheme to include providing the tenants with the required prescribed information for an additional fee of £45.00.
